A recent lawsuit has been filed by the D.C. Attorney General’s office against a landlord in Northeast D.C. for providing unsafe and unlivable conditions in two buildings on Sheriff Road. The lawsuit alleges poor living conditions including rodent and bedbug infestations, mold, and mountains of trash. The Office of the Attorney General also claims that at least seven people have been found dead or murdered at the properties since 2023. Tenants have been forced to evacuate one of the buildings temporarily until it is deemed safe.
Attorney General Brian L. Schwalb emphasized the landlords’ legal obligation to provide a safe living environment for residents and expressed the office’s commitment to standing up for tenants. Special Counsel for Nuisance Abatement, Zenia Wilson Laws, highlighted the repeated attempts by tenants to address the issues with the property owner without success.
One tenant, Karen Glover, shared her experience of living in unsafe conditions with a roach infestation, a non-functioning stove, mold, and a lack of hot water due to a water leak. The lawsuit seeks restitution for tenants and aims to rectify the living conditions to ensure safe and habitable housing for all residents. The lawsuit was filed against Mikhail Phillips, 711 49th Street LLC, RLP Investment Group LLC, and Vision Realty Management LLC, who collectively own or manage the two buildings in Ward 7.
The lawsuit and evacuation of tenants highlight the ongoing issue of unsafe housing conditions in D.C. and the importance of holding landlords accountable for providing safe living environments.
